Nil Deposit
Providing choice for landlords and tenants is vital in our ever-changing market. The Let Alliance Nil Deposit scheme provides an alternative to taking a standard deposit from the tenant. The scheme also provides a guarantee to you, for your landlord, up to a maximum of 6 weeks’ rent when a claim is made against the tenant. By replicating a cash deposit scheme, Nil Deposit does not expose any undue risks to your customers and aims to reduce time spent administering cash deposits, fees payable to the deposit schemes and time spent dealing with disputes, deductions and repayment of deposits.

Total loss client money protection (CMP)

Total Loss Client Money Protection (CMP) exclusively available to UKALA members, not available to anyone else in the market.

Rent Guarantee & Legal

The Let Alliance Nil Excess Rent Guarantee and Legal Service is designed to provide cover when the worst happens; a tenant defaults on rent and/or breaches the tenancy agreement. All claims are dealt with by the Let Alliance team directly with the Letting Agent, as the insured party; the landlord would not need to be involved.

  • The Let Alliance Rent Guarantee Insurance policy is designed to provide comprehensive cover to letting agents and landlord clients.
  • The policy is sold to the letting agent. You are the insured, you make the claim and Let Alliance make payments to you.
  • The Let Alliance Insurable Interest Clause is written into your management terms of business and shows the landlord that you are warranting the rent in the event that the tenant defaults.
  • Protect landlords from risk of rent arrears and legal disputes – whilst generating additional income.

Let Alliance Landlords Home Emergency Assistance Cover gives the landlord 24hr peace of mind, 365 days a year. Offered with Nil Excess as standard. Let Alliance will arrange and pay for emergency assistance of up to £500 per claim including parts, labor and materials, and VAT, in the event of sudden unforeseen incidents.

Tenant Evict

A full legal eviction service should the tenant default on rental payments in the first 12 months, with all costs covered by Let Alliance.

  •  As this is not an insurance policy there are no regulations surrounding re- sale or re-branding.
  •  Completely pre-paid service to gain a possession order following the expiry of Section 8 or Section 21.
  • Available for all accepted tenants; Acceptable for Tenancy or Guarantor Recommended with an Acceptable Guarantor.
  •  Used for gaining possession only, no recovery of rental arrears.
