The Right to Request a Pet in the Private Rented Sector – England

From 1 May 2026, a pet request can no longer be ignored or dismissed. The Renters’ Rights Act 2025 will give tenants in England a statutory right to request a pet. Landlords simply saying “no pets” could find themselves on the wrong side of the law. Blanket bans will, in the main, be overridden. Strict 28-day deadlines will apply. Unreasonable refusals could end up in court.

For letting agents, this is not a minor tweak – it is a compliance shift that demands new systems, tighter record-keeping, and smarter landlord advice. Are your clients ready? Are you?

Understand the risks, the requirements and create your procedures – before tenants start sending written requests.
