One common misunderstanding is whether an EPC is needed for an HMO. Let us start by clarifying the terminology. By EPC we mean an energy performance certificate, the fact is that it has to be commissioned before marketing, the rating included in adverts and a copy provided to the eventual tenant, this later point being a condition to be able to serve section 21 notices for tenancies after the Deregulation Act.
