When is a letting agent a block manager? England and Wales

Block management and lettings are very different businesses and most letting agents will say that they don’t do block management. But is this true? A letting agent is very unlikely to deal with leaseholders, collection of service charges and ground rents or organising AGMs etc. When though, a landlord / freeholder owning all the flats in a small block approaches a letting agent asking them to let and manage all the flats in their small block then, unless the agent is explicit about their responsibilities and those of the landlord, the agent can find themselves inadvertently becoming responsible for the ...
